Darien, CT – CoreOne Industrial, LLC (“CoreOne”) today announced the sale of its industrial property at 4443 Bronze Way in Dallas, Texas to an affiliate of the building’s tenant, Marco Awards Group. The tenant exercised its option to purchase the property, completing a full-cycle value-add investment in one of the country’s strongest industrial markets.

CoreOne acquired the 51,985-square-foot building in February 2021 from E R Carpenter LP as a vacant asset and immediately launched a capital improvement program that included a new roof, new LED lighting, and upgrades to all six dock doors. CoreOne then leased the property to Marco Awards Group, a wholesale distributor of awards and recognition products, bringing the building to full occupancy.

Caleb McCoy of JLL advised CoreOne throughout the investment, facilitating the original acquisition, the lease to Marco Awards Group, and the sale to the tenant.

“We bought this building vacant, invested meaningful capital renovating the building, and leased it to a long-term tenant,” said Joe Burton, Co-Founder and President of CoreOne.

Proceeds from the sale will be redeployed into new acquisitions as CoreOne continues to grow its industrial portfolio in targeted markets nationwide.
