CoreOne Industrial Expands IOS Portfolio with Baltimore Truck Terminal Acquisition

Announcement – 11/15/2026
Darien, CT – CoreOne Industrial, LLC (“CoreOne”) has acquired 7020 Quad Avenue, a 4.82-acre truck terminal and industrial outdoor storage (IOS) property in Baltimore, Maryland, from Old Dominion. The acquisition marks CoreOne’s second investment in Maryland and adds to its growing IOS portfolio.
Located in Baltimore’s established Pulaski/Rosedale industrial corridor, the property offers convenient access to the Port of Baltimore, I-95, I-895, I-695, and U.S. Route 40. The site features a 15,650-square-foot cross-dock terminal with 38 dock doors, 1 drive-in door, a separate 1,284-square-foot service facility, and substantial outdoor space for truck and trailer parking. With limited land available for new development, existing truck terminals with this combination of infrastructure and highway access are increasingly difficult to replicate. The terminal is currently vacant, and CoreOne is comfortable taking on vacancy for assets of this nature, where the location and existing infrastructure support strong leasing demand.
“Baltimore is a market we’ve targeted, and this acquisition is a great addition to our growing IOS portfolio,” said Joe Burton, President of CoreOne Industrial. “The port, highway access, and concentration of transportation companies make it an attractive market for us. We’re continuing to look for opportunities like this in established industrial locations where supply is limited and demand remains strong.”
“This is the kind of deal we like doing,” said Robert DePiero, Chief Investment Officer of CoreOne Industrial. “We’re acquiring a functional truck terminal at an attractive basis, with a clear opportunity to improve the property and drive leasing. There’s work to be done, but that’s where we’re comfortable, and we see a lot of upside in bringing this facility back to market.”
Brian Siegel of Colliers represented CoreOne in the acquisition, while Eric McFarlin and Parker Dotson of Burr & Temkin represented the seller, Old Dominion. Acquisition financing was provided by Provident Bank.
The acquisition continues CoreOne’s expansion of its IOS portfolio, with investments across New Jersey, Virginia, Ohio, Texas, Connecticut, Colorado, Michigan, and Maryland. The firm remains an active buyer of truck terminals, outdoor storage facilities, and low-coverage industrial properties in infill markets and along major transportation corridors.
