CoreOne Industrial Expands Their IOS Portfolio into Denver, CO

Darien, CT – CoreOne Industrial, a privately held real estate investment and operating company headquartered in Darien, CT, has announced its acquisition of 7499 East 41st Avenue in Denver, Colorado.
The property totals 10,451 square feet and sits on 2.9 acres, offering a rare low-coverage industrial outdoor storage (IOS) component in one of Denver’s most established industrial submarkets. Located just off I-70, the facility is strategically positioned less than 15 minutes from Downtown Denver and 20 minutes from Denver International Airport. The building features 18-foot clear heights, two drive-in doors including a truck well, and 25 surface parking spaces. It is fully leased to Traffic Management, Inc. (TMI), a national provider of traffic control services and equipment with nearly 50 locations across the country.
